    Our process typically begins with this consultation session. Ideally, the first session will be held at the property to allow our consultation team to assess the property and strategize the marketing approach in the discussion.

    Following the initial meeting, our team will provide a Customized Listings Marketing Plan for your consideration. You may then decide whether or not to engage our team after reviewing the proposed plan.

    Our team works with all external salespersons from every agency in Singapore, who have a buyer interested in any of our client's listings. The heavy upfront investment in expertise, team effort, backend media, marketing production, home staging, and social media ads spend makes it viable for us to function well through a mutually committed appointment by our clients.

  • The length of the exclusive period is determined by various factors, such as the occupancy status of the property and the time required to locate the ideal potential buyer.

    Typically, the exclusive period lasts for 1+3 months, which involves a month for the initial Marketing Preparation Phase and three months for the full-on Marketing Campaign.

    To assess the current response and feedback from potential buyers, our team conducts a review with our clients every 1 to 1.5 months.

    In case both our team and our clients agree to continue the extension of the exclusive period, we are happy to mutually extend it for another three months at no additional cost to our sellers to continue marketing their property at its fullest potential.

  • Typically, we request a 3 to 4-week lead time for the entire Marketing Preparation Phase, which encompasses activities such as paint touch-ups, decluttering, home-staging, virtual mapping, photography, Home Tour media shoot, post-production of the video, and other logistical coordination to prepare the property for launch.

    We aim to have the initial phase of marketing ready within 3 working days by launching all property photos on property portals, while the rest of the marketing campaign will be launched in phases.

    After the shoot date, it usually takes about 14 to 21 working days before the Video & Social media ads go active.

  • After we conduct a site visit to your property, our team will provide you with a staging proposal.

    The cost of staging is included in our marketing package, unless there are specific requests from sellers that require bespoke arrangements.

    In such cases, we will work out cost arrangements with our clients.
