How we successfully sold our client’s Property in Blk 450D Bukit Batok West Avenue 6

The seller engaged me to sell their 2-room HDB flat in order to upgrade to a bigger unit. Before commencing the marketing of the unit, I conducted research on past transactions in the area and found that the prices ranged from $306k to $320k, with only one unit transacted at $345k - which was the highest. The seller, however, wanted to list the unit at $380k, which was higher than the market price.

This presented a challenge as any buyer who was keen to purchase this unit would face a significant cash overvalue issue, which would require them to top up more in cash. To overcome this, I focused on highlighting the location advantage, the unique layout and its efficiency, as well as the floor level and facing, and came up with a winning sales pitch that would convince buyers to purchase the unit at the seller's desired price.

As a result of my efforts, I eventually received an attractive offer of $370k from a buyer, which was only $10k below the asking price. The seller was pleased with the offer and we proceeded with the transaction, resulting in a successful sale.
